New York, NY (July 8, 2026) – Today, producers Jessica Chase (Chase This Productions) and Susan Kelechi Watson announced that Pre-Existing Condition written by Tony Award nominee Marin Ireland will return to the stage later this summer at the Greenwich House Theater (27 Barrow Street). Directed by Tony Award nominee Maria Dizzia, performances for the limited engagement begin on Tuesday, September 1 with an opening night set for Monday, September 14, and is set to play through Sunday, October 25.

The critically acclaimed production, and New York Times Critic’s Pick, will feature Academy Award winner and Tony Award nominee Lupita Nyong’o, Emmy and Golden Globe Award winner Edie Falco, Tony and Emmy Award nominee Phillipa Soo, Actor Award nominee Hari Nef, and Tony Award nominee Susannah Flood, performing the alternating role of ‘A.’ The cast will also include Drama Desk Award nominee Greg Keller, Pulitzer Prize finalist Dael Orlandersmith, and Drama Desk Award winner Sarah Steele, reprising their roles from the production’s run at the Connelly Theater.

Ireland and Dizzia both stated, “We are thrilled and honored to be able to bring the play back at Greenwich House this fall and continue the tradition of rotating the actors playing the central role. We have assembled a dazzling group of women to add to the legacy of our first production —Lupita, Phillipa, Susannah, Hari and Edie are each incredibly dynamic powerhouses, bringing new and singular perspectives. Actors sharing the role creates a community inside this production, and we can’t wait for that community to expand to audiences in September. Our hope is that this play has a chance to do what theater does best: make someone feel less alone, hold them in sacred space with others, and shed light in the places we need it most.”

New York Times Critics’ Pick, Pre-Existing Condition by Tony Award nominee Marin Ireland and directed by Tony Award nominee Maria Dizzia, offers an “unfiltered examination of how violence imprints itself on the body and soul” (New York Theatre Guide). The play centers on an unnamed woman, brought to life in sequential engagements by the formidable Lupita Nyong’o, Phillipa Soo, Susannah Flood, Hari Nef and Edie Falco, alongside a powerhouse returning cast featuring Dael Orlandersmith, Sarah Steele, and Greg Keller. Staged at the historic Greenwich House Theater, Pre-Existing Condition explores the quiet challenges and everyday indignities of moving forward after a life-altering relationship.

The creative team for Pre-Existing Condition includes Cate McCrea (scenic design), Enver Chakartash (costume design), Isabella Byrd (lighting design), Palmer Hefferan (sound design), Taylor Williams (casting director), Anne Kauffman (creative consultant), and Elizabeth Allen (production stage manager). Regular People serves as general managers for the production.

Pre-Existing Condition previously played the Connelly Theater in NYC in the summer of 2024 with a sold-out run.

BIOGRAPHIES

Lupita Nyong’o (A) is a Kenyan actress, producer, and New York Times bestselling author. She made her feature debut in Steve McQueen’s Academy Award®–winning film, 12 Years A Slave. For her portrayal as “Patsey,” Nyong’o received the Academy Award®, SAG Award, Critics’ Choice Award, Independent Spirit Award, and NAACP Image Award. Nyong’o will soon star alongside Matt Damon, Tom Holland, Zendaya, Robert Pattinson, Anne Hathaway, Charlize Theron, Jon Bernthal and Benny Safdie in Christopher Nolan’s The Odyssey, playing dual roles as “Helen of Troy” and her sister, “Clytemnestra.” Universal Studios will release the adaptation of Homer’s eponymous epic poem in theaters on July 17. Last summer, she returned to the stage as “Viola” in Shakespeare in the Park’s Twelfth Night with Peter Dinklage, Sandra Oh, and Jesse Tyler Ferguson. She previously starred in The Public Theater’s Romeo y Julieta audio adaptation and earned a Tony® nomination for her Broadway debut in Eclipsed. Beyond acting, Nyong’o is an advocate for women’s health. After sharing her experience with uterine fibroids, she launched the Foundation for Women’s Health x Lupita Nyong’o Uterine Fibroid Grant and the Make Fibroids Count campaign, which funds research to stimulate the creation of non-invasive or minimally invasive treatments for uterine fibroids. In 2024, she launched her original storytelling podcast Mind Your Own, exploring belonging through African perspectives and diaspora stories. Produced by KQED’s Snap Studios, it won a 2025 Webby Award, multiple Signal Awards and earned an Ambie nomination. Recent films include DreamWorks Animation’s critically acclaimed The Wild Robot, which earned Oscar, Golden Globe, BAFTA, and Critics Choice nominations, and A Quiet Place: Day One, a box office hit from Paramount and director Michael Sarnoski.

Edie Falco (A) became the first actress to win an Emmy® Award for Best Actress in both drama and comedy categories, receiving the award for her performance in “Nurse Jackie” after previously winning for her portrayal of Carmela Soprano in “The Sopranos.” She has been nominated for a record 22 SAG Awards and is among a select few to receive an Emmy, Golden Globe, and SAG Award in the same year for the same performance. Falco is currently starring opposite Jeremy Renner in Taylor Sheridan’s hit series “Mayor of Kingstown.” She was also recently seen in a featured role in James Cameron’s blockbusters Avatar: The Way of Water and Avatar: The Way of Water. Additional recent film credits include her acclaimed work in the indies I’ll Be Right There, Outside In opposite Jay Duplass, and The Land of Steady Habits opposite Ben Mendelsohn, as well as a starring role opposite Brian Cox in the New Line/HBO Max black comedy horror film The Parenting. “Impeachment,” an Emmy-nominated turn as Leslie Abramson in “The Menendez Murders,” and as Pete Davidson’s mother in the Lorne Michaels/Broadway Video-produced comedy “Bupkis.” On stage, Falco made her Broadway debut in the Tony® Award-winning play Side Man, later starred in the acclaimed revival of Frankie and Johnny in the Clair de Lune, and was nominated for a Tony Award for Best Actress for her performance opposite Ben Stiller in The House of Blue Leaves. She also received rave reviews for her recent Off-Broadway performances in The New Group’s The True and Manhattan Theatre Club’s Morning Sun. Falco is represented by CAA and Entertainment 360.

Phillipa Soo (A) is best known for originating the role of ‘Eliza Schuyler Hamilton’ in Broadway’s critically acclaimed show Hamilton, earning her a Tony nomination, an Emmy nomination for the filmed version, a Grammy award for the cast album and the 2015 Lucille Lortel Award for Lead Actress in a Musical. She recently starred as “Mary Magdalene” in Jesus Christ Superstar at the Hollywood Bowl alongside Cynthia Erivo and Adam Lambert, co-starred in Ryan Murphy’s ABC drama series “Dr. Odyssey” with Joshua Jackson and Don Johnson and led the film adaptation of Taylor Jenkins Reid’s bestselling novel One True Loves opposite Simu Liu. She will next be seen starring alongside Amanda Seyfried, Rachel Zegler and Jonathan Groff in Lin Manuel Miranda’s film adaptation of Octet. Her recent theater credits include starring in the Encores production of High Spirits, as ‘Guenevere’ in Aaron Sorkin’s revival of Lerner & Loewe’s Camelot on Broadway, Shaina Taub’s off-Broadway musical Suffs directed by Leigh Silverman and the role of ‘Cinderella’ in the James Lapine & Stephen Sondheim production of Into the Woods. In 2018, Soo appeared on Broadway opposite Uma Thurman in the play The Parisian Woman and in 2017 as the titular role in the Broadway musical Amelie. Soo also originated the role of ‘Natasha Rostova’ in the 2012 Ars Nova production of Dave Malloy’s Natasha, Pierre & The Great Comet of 1812. Other television credits include Hulu’s critically acclaimed “Dopesick,” AppleTV+’s “Shining Girls” and “The Code” for CBS. She also voiced a lead role in Netflix’s animated film Over the Moon and in Disney+’s The One and Only Ivan, and co-starred in films Tick, Tick… Boom!, The Broken Hearts Gallery and Here and Now opposite Sarah Jessica Parker. Phillipa recently released her children’s book Piper Chen Sings to uniformly excellent reviews.

Hari Nef (A) is an actress, producer, and writer in New York. She will next star in the independent drama Situation 64, also serving as a producer, and in Peter Collins Campbell’s independent dramedy Grind. Nef is currently writing the Unt Candy Darling biopic in which Hari will portray the titular role. Film/Television: Morgan in “Not Suitable for Work” (2026), Maria in “All’s Fair” (2025), Barbie in Barbie (2023), Talia in “The Idol” (2023), Anna in “Extrapolations” (2023), Cal in Bad Things (2023), Blythe in “You” (2018), Bex in Assassination Nation (2018), and Gittel in “Transparent” (2015), among many others. Stage: Sasha in The Seagull//WOODSTOCK, NY (The New Group, 2023), Jimmy in Des Moines (Theatre for a New Audience, 2022), and Alessia in Jeremy O. Susannah Flood (A) received a Tony nomination this season for Best Performance by an Actress in a Leading Role in a Play, for her work starring in Liberation on Broadway. She reprised the role she originated Off-Broadway, where she received Drama Desk and New York Drama Critics Circle Awards as well as a Lortel Award nomination. The play also received the 2026 Pulitzer Prize for Drama. Onscreen, she most recently delighted television audiences as Amy Schumer’s sister in two seasons on Hulu’s “Life & Beth”. Prior to that she was best known for playing fan-favorite Kate Littlejohn in two seasons of the Shondaland/ABC series “For the People.” In film, she can be seen in Kristen Stewart’s directorial debut The Chronology of Water. Most recently she joined the cast of the Netflix limited series “Rabbit Rabbit” opposite Adam Driver and Regina Hall, now in production. A fixture of the New York theatre scene, Susannah received an Obie Award as part of the cast of Branden Jacobs-Jenkins’ The Comeuppance at Signature Theatre. Other credits include David Cromer’s production of The Counter at Roundabout, the Broadway productions of Birthday Candles opposite Debra Messing and The Cherry Orchard, Staff Meal (Playwright’s Horizons), Make Believe (Second Stage), Will Arbery’s Plano (Clubbed Thumb), The Effect, Tribes (Barrow Street), Ivo Von Hove’s Scenes From A Marriage, Love & Information (NYTW) and Mr. Burns (Playwrights Horizons). Susannah holds a BA from UC Berkeley and an MFA from Brown/Trinity. She lives in New York.

Dael Orlandersmith (B). Dael Orlandersmith’s plays include Stoop Stories, Black n’ Blue Boys/Broken Men, Horsedreams, Bones, The Blue Album, Yellowman, The Gimmick, Monster, Forever, Until the Flood, New Age, Antonio’s Song/I Was Dreaming of a Son, Spiritus, and Death Chronicles (Portraits). She was a Pulitzer Prize finalist and Drama Desk Award nominee for Yellowman and received the Susan Smith Blackburn Prize for The Gimmick. Her honors include a New York Foundation for the Arts grant, the Helen Merrill Award for Emerging Playwrights, a Guggenheim Fellowship, and numerous other awards. Her solo play Forever was commissioned and performed at the Mark Taper Forum/Kirk Douglas Theatre, followed by productions at Long Wharf Theatre, New York Theatre Workshop, and Portland Center Stage. Until the Flood premiered at the Repertory Theatre of St. Louis and went on to productions at Rattlestick Theater, Milwaukee Repertory Theater, Portland Center Stage, ACT Seattle, the Arcola Theatre in London, Galway Arts Festival at the Druid Theatre, the Traverse Theatre at the Edinburgh Festival, Schaubühne Berlin, and Spoleto Festival USA. Orlandersmith performed in Marin Ireland’s Pre-Existing Condition at the Connelly Theater in 2024, directed by Maria Dizzia. Her play Spiritus was presented at Rattlestick Theater, Merrimack Repertory Theatre, and staged readings co-produced by Daryl Roth and Vineyard Theatre. In summer 2026, her Death Chronicles (Portraits), commissioned by Goodman Theatre, will be presented at New York Stage and Film.

Sarah Steele (C) starred as a series regular on all six seasons of the hit series “The Good Fight.” On Broadway, Sarah was in the original cast of the Tony-Award winning production of The Humans, and The Country House. Off-Broadway credits include I Can Get It For You Wholesale, Slowgirl, Russian Transport, All-American, Speech and Debate and The Prime of Miss Jean Brodie. Most recently she appeared in The Family Dog at Clubbed Thumb’s Summerworks. Film credits include You Hurt My Feelings, Crisis Actor, Please Give, Margaret, Viena and the Fantomes, Speech & Debate, The To Do List, Permission, The Meng, Man and Spanglish.  Additional TV credits include “Girls,” “The Good Wife,” “Nurse Jackie,” “The Marvelous Mrs. Maisel,” “Master of None,” “Brilliant Minds” and “The Miniature Wife.” Sarah has a BA in English from Columbia University.

Greg Keller (D) was born and raised in New York City and has spent most of his life there, acting in new plays. In the past year, Greg received an Obie Award for Sustained Achievement in Performance, a Drama Desk nomination for Outstanding Featured Performance in Marin Ireland’s pre-existing condition, and appeared in Yellow Face on Broadway, which received a Tony nomination for Best Revival of a Play. He has been lucky enough to originate roles in new plays by Amy Herzog, Stephen Adly Guirgis, Suzan-Lori Parks, Branden Jacobs-Jenkins, Sarah Ruhl, Ayad Akhtar, Richard Greenberg, Clare Barron, Abe Koogler, Julia Cho, Moises Kauffman, Theresa Rebeck, Mara Nelson-Greenberg, Jordan Harrison, Jenny Schwartz, Daniel Goldfarb, Sheila Callaghan, Melissa Ross, Zayd Dohrn, Larissa Fasthorse, David Grimm, Rachel Bonds, Sam Marks, Justice Hehir, and Robert O’Hara, to name a few.

Maria Dizzia (Director) has established herself as one of New York’s most versatile actresses with a career spanning across theatre, television, and film. Maria was nominated for a 2010 Tony Award for her performance in In the Next Room and a Drama Desk Award for Belleville.

Maria was last seen onstage in Wallace Shawn’s Off-Broadway play What We Did Before Our Moth Days directed by André Gregory. She appeared in the Broadway Revival of Macbeth, and also starred in the national tour of Heidi Schreck’s acclaimed play What the Constitution Means to Me. In 2019 she starred in the Academy Award winning short The Neighbors’ Window directed by Marshall Curry for which she also earned the Best Actress Award at the Short Shorts Festival. Marin Ireland (Playwright) has appeared on Broadway in Reasons to Be Pretty (Tony Award nomination, Theatre World Award), After Miss Julie, and The Big Knife. Off-Broadway credits include works by Simon Stephens, Sarah Kane, Anton Chekhov, Tennessee Williams, Martyna Majok, David Adjmi, Jesse Eisenberg, Adam Rapp, Lisa Kron, Jen Silverman, Bill Irwin, Sam Shepard, and Caryl Churchill. She is the recipient of an Obie Award for Performance and multiple Drama Desk, Lortel, and Drama League nominations. She holds an Audie Award for Best Female Narrator and loves narrating audiobooks. She was nominated for an Independent Spirit Award twice, for Glass Chin and Eileen.
